The market has evolved in such a way that we can now offer many programs tailored to meet your needs, even if you have gone through Chapter 7 or 13! If you went through Chapter 7, you are eligible immediately after you receive your discharge papers. If you are in Chapter 13 reorganization, you are now eligible even within the first 12 months since you filed for bankruptcy.

Here are just a few of our programs for those with excellent credit or less than desirable credit:

• 30 Year fixed - Straight forward program designed for people who plan on staying in the house for a long time.
• 15 Year fixed - Same as above but with the capability of paying your mortgage in 15 years, thereby saving you thousands of dollars. This only represent a monthly payment slightly higher than the 30 year program. If you can afford it you would save thousands of dollars.
• 2/28 - This program is designed for people with damaged credit where you obtain a lower interest rate for the first 2 years while establishing a good credit history, and refinance at the end of the 2 years. With a good credit history you should be able to obtain a more favorable interest rate.
• 3/27 - Same as above but for 3 years instead of 2. The interest is also slightly higher than with the 2 year program.
• Interest Only - If you want to keep payments the lowest whether it be due to low income or because it is an investment property, this is a great program for you. You need a certain credit score to qualify. Call for details.
• 40 Year Fixed - We now offer 40 year amortization as an additional option to qualify for your mortgage, again to keep your payments to a minimum.
• Option ARM - You may qualify for a rate as low as 1%, depending on credit scores and other factors.
